Solar panels for listed and conservation-area homes

Solar is often possible on a listed or conservation-area home, but it tends to be a smaller, more careful job than on a modern house. What these roofs are like

Listed and conservation-area homes tend to have older, more complex roofs. Multiple pitches, hips and dormers, traditional slate or clay, and a steep angle around 35 to 45 degrees are common. That breaks the roof up into smaller usable areas.

The coverings can also be fragile or historic, which means specialist fixings and more careful work. None of this rules solar out, but it shapes how much you can fit and where, and it adds to the cost compared with a plain modern roof.

The size to expect

Because panels usually have to go on a discreet rear roof or an outbuilding rather than the most prominent slope, the systems tend to be smaller. A consented install on a good rear roof is often around 1.5 to 3 kW. Larger detached listed homes can reach 4 to 6 kW where there is room and permission allows.

The smaller size, plus the extra cost of specialist fixings and scaffolding on a complex roof, means payback often runs a little longer than on a standard house, in the region of 10 to 15 years or more. For many owners the decision is as much about cutting carbon on an old building as it is about the payback.

Where the panels can go

The usual approach is to keep panels off the principal elevation, the main face people see, and off anything visible from the road. A rear-facing slope, a less prominent section, or a separate outbuilding or garage is where they tend to end up.

That can mean the best slope for generation is not the one you are allowed to use, so there is often a trade-off between output and what is acceptable. Reversibility matters too, with fixings chosen so the historic roof can be returned to its original state later.

The permission side

Listed buildings and conservation areas have their own consent rules, which are different from a standard home and are the main hurdle here.
