Solar panels for flats and leasehold homes

This is the one property type where the honest answer is often no. Most people in flats do not own the roof above them, so they cannot simply fit solar. There are exceptions, and there are routes through the freeholder, but it is worth understanding why before you spend time on it.
The quick version
For a flat or leasehold home:
- You usually do not own the roof, so you cannot just install
- A maisonette with its own exclusive roof may fit a 2 to 3 kW system
- Any roof work needs the freeholder’s consent, and often the management company’s
- A block-wide system is the freeholder’s decision and usually offsets communal power, not your bill
Why most flats cannot install
In most leasehold flats the roof is not demised to you. That means it is not part of what your lease grants you, so it is not yours to alter. The roof is usually shared, and it sits with the freeholder rather than any one leaseholder.
On top of that, the lease usually does not give you the right to alter the structure or fix things to the roof, and any work affects access and the building for every resident. So for a typical flat, fitting your own panels is not on the table, and the house-by-house paybacks elsewhere on this site do not apply.
When a maisonette can
The exception is where you have an exclusive, demised roof of your own. Some maisonettes, particularly the upper one in a pair, have a roof that belongs to that home alone. In that case a smaller system, around 2 to 3 kW, can be possible, much like a small house.
Even then you usually still need to check the lease and get the freeholder’s consent, but the roof being yours is what makes it feasible at all. If you are not sure whether your roof is demised to you, the lease and your conveyancing paperwork will say.
Consent and block systems
Where a system is possible, it almost always needs the freeholder’s written consent, and often the consent of a management company or residents’ association too. The Leasehold Advisory Service has free guidance on how leasehold consent works and what your lease does and does not allow.
Some blocks do get solar, but as a building-wide project decided by the freeholder. A block system can be 10 kW or more, but it typically offsets communal power such as lifts, lighting and pumps, which feeds into the service charge rather than cutting your own electricity bill directly.
