Solar panels for detached houses and new-builds

Detached houses give you the most room to work with, so they take the largest systems. New-builds are usually simple to fit, but two things often surprise people: a grid limit that can cap how big you go, and the way a very efficient home can actually pay back more slowly.
The quick version

How much you can fit
A detached roof is usually a larger, simpler gabled or hipped shape at 30 to 40 degrees, often with a good south-ish slope. Usable area is frequently 25 to 40 square metres or more.
That puts a typical detached house at 4 to 6 kW, around 10 to 16 panels. Where there is the demand to use it, such as an electric car or a heat pump, 7 to 10 kW can make sense, subject to the grid limit below. Dormers and valleys add a little complexity, but party-wall issues are rare.
New-builds usually have simple trussed roofs with concrete tiles, and the orientation is fixed by the site layout. They tend to land at 2.5 to 4 kW, around 6 to 10 panels, with 4 to 6 kW on bigger plots. Some are built solar-ready or with panels already set into the roof.
The 3.68 kW grid limit
There is a cap worth knowing about on larger systems. On a standard single-phase home, systems above 3.68 kW per phase need approval from the DNO, the company that runs the local electricity network, before they go in.
That approval can take time, add cost, and in some cases the amount you are allowed to export to the grid is capped. It does not stop you fitting a bigger system, and the panels still generate for your own use, it just means the paperwork is part of the job. Going from a 4 kW system up to 8 or 10 kW is where this comes into play.
Why a new-build can pay back slower
A new-build is often very efficient, with good insulation and low running costs. That is good for your bills, but it has an odd effect on solar. Payback comes mainly from the power you use yourself instead of buying it, so a home that uses less power has less to offset, which can stretch the payback out.
It still adds up over the life of the system, it just takes a little longer than it would on a busier, higher-use home. The figures are clearer once you put in your own usage.
New-build covenants and warranties
On a new estate, the rules can come from the developer rather than the council. Estate covenants and design codes sometimes restrict panels on the front roof or specify a particular panel style, even where planning permission is not needed. It is worth checking your covenants before you commit to a layout.
There is also the building warranty to think about. Using an MCS-certified installer, the standard required for export payments and most grants, and notifying your warranty provider keeps the warranty intact.
